The Beach

VENICE, CA

One of Breakform Design’s largest projects, The Beach is a mixed-use building using a 162% density bonus that allows for building an extra seventeen units while providing seven low-income units. Architecturally, the density bonus also allowed Breakform Design to increase the height of the building by three floors topping out seven floors. The building features six levels over a combination of ground-level and sub-parking. It is also one of the first multi-family projects to integrate a ground floor with a cafe to serve the building and the community.
