Between 2015 and 2018, Breakform’s Design, Construction and Fabrication teams led all aspects of 917 Victoria Avenue in Venice Beach. A ground-up 3,268 square-foot single-family home on a tight urban site, this project required extensive community engagement and received coastal exemption led by Breakform Design.
Our design intent was to respect the massing of direct and indirect neighbors by creating an architecture defined alignment with other properties and a stepped block massing. View corridors on both sides were equally important. The resulting form is a push and pull between the form and floor plates influenced by neighbors. The modern, angular structure fills with natural light and features enormous sliding glass doors that open to receive the sea breeze, walnut kitchen cabinets, and a gloriously landscaped rooftop deck featuring drought-tolerant plants.
