VENICE, CA

330 Rennie is a project that utilized the City of Los Angeles Small Lot Subdivision Ordinance to combine and split two city-owned lots into private parcels for seven single-family homes. While a great opportunity, the challenge with this project type and the infill development site is that it lends itself to well-known yet often ignored townhome/multi family design problems: limited privacy, outdoor space, and sense of pride in ownership.

 

Serving as Architect and Contractor, Breakform designed and built a procession from the sidewalk to the entry doors of each unit. Repetitive architectural elements progress down the common entry path to each entry door. Plantings and balconies create private outdoor areas, while allowing ample natural light to reach the middle of the open floor plan. The rooftop is utilized as a roof deck with views to all of Venice.
