Grand Canal Residence

Leading both the architecture and construction, 2218 Grand Canal  is the The Grand Canal Residence is the second transformation of a home originally built as a small bungalow on the prominent corner of Grand Canal and Carroll Canal. In the 1980s, a previous owner completed a major remodel/addition to a 2,800 square foot home, which transformed the corner into an anchor point for the historic Venice Canals. 


Breakform Design completely rebuilt and transformed the 3-story masterpiece into an exquisite 3,488 square foot interior living space plus a 1,300 square foot rooftop deck. The third floor includes a wet bar and powder room. The rooftop deck features a firepit, outdoor shower, and views that don't quit of the canals. The lower level is flooded with natural light through the glass walls in the living room and two-story motorized sliding glass door in the chef's kitchen. The dining area features a large island of solid Brazilian Mahogany for 12+ people.
