Mitchell Apartments is a strategic infill housing development in West Los Angeles that demonstrates how disciplined entitlement strategy and strong architectural execution can unlock additional density while contributing below-market-rate housing to the community.

Breakform Design led the architectural design and coordinated entitlements with Brian Silveira & Associates, securing a 62.5% density bonus in exchange for providing three affordable units within the project. The development spans 19,047 square feet and delivers 15 residential units supported by 14 parking spaces at grade.

Careful site planning and building envelope optimization allowed the team to maximize unit count and square footage while maintaining a cohesive architectural expression that engages the street. The massing is articulated to reduce perceived scale, and material transitions create rhythm and depth along the façade—ensuring the project enhances the surrounding neighborhood fabric.

Internally, the units are designed for efficiency, light, and long-term livability. Mitchell Apartments reflects Breakform’s integrated approach to multifamily housing—aligning zoning strategy, architectural clarity, and economic feasibility to produce high-performing urban infill projects.
